Property Management has become a specialized field within the real estate industry. Twin Falls Rentals, Inc. is a company which manages quality properties, homes, condominiums, apartments and commercial properties. We are staffed with full time Property Management Specialists.
The goals of property management go beyond simply finding residents who are willing to pay the asking rent for a piece of property. Our goals are to properly price the property, find a qualified tenant in a minimal amount of time and create a structure of tenancy, which gives the ownership the maximum amount of protection possible for their asset. To accomplish these goals, we have a group of professionals who are knowledgeable in:
- Local rental pricing.
- What needs to be done to prepare a property for rental to attract quality tenants.
- Current Landlord Tenant Laws and other city, county and state code requirements.
- Moving a tenant into a home, apartment, or condominium in a manner that gives the owner the maximum protection from tenant abuse.
- How to properly screen and analyze the background of potential tenants.
- How to represent a property owner in maintenance requests, what is and is not the responsibility of the owner.
- Who has the documents which have been tested to offer maximum protection.
- How to represent an owner during problems with tenants, and who to turn to if the problems become acute.
Twin Falls Rentals, Inc. provides two basic services:

- Collection of rents
- Response to all maintenance needs and requests
- Overseeing Maintenance
- Paying all vendors, banks, insurance, taxes
- Full accounting and income/expense statements to owners on a monthly basis
- Dealing with tenants, their requests and issues
- Periodic inspections of property
- Complete care of the property
The cost of the management service is equal to 10 percent of the gross rents from the property.
